Winwood Properties, a real estate management company was established in the fall of 2002. Winwood Properties is a dba of MD Realty Services, which is a licensed brokerage in the state of Ohio, providing management to local and out of town property owners as well as financial institutions. The company was formed to manage commercial & residential properties in northeast Ohio. Winwood Properties currently operates 45 (forty five) properties, consisting of over three hundred (300) residential suites, 40,000 square feet of retail space in several neighborhood shopping centers, 15,000 square feet of office space in several office buildings and over 5,000 square feet of warehouse space. Winwood Properties is focused on providing a quality living experience for the residents and an optimal environment for businesses utilizing office, retail and warehouse space, while providing excellent management and oversight of the properties for the owners.

Martin A. Davidson, Principal
Mr. Davidson brings a unique background to MD Realty Services and Winwood Properties. He is involved in marketing and leasing operations as well as communicating with owners of properties under management and prospective management. He is responsible for the day to day operations of the business including: managing maintenance staff, contractors, accounting and procurement as well as interacting with residents/tenants, vendors, suppliers, municipalities and financial institutions.
Prior to forming MD Realty Services and Winwood Properties Mr. Davidson founded and operated Mica Homes, Inc., a residential home building company. He built for sale homes in Geauga County, Ohio, which involved site selection, project finance, land acquisition, design, general contracting and sales.
Prior to founding Mica Homes, Mr. Davidson worked with a regional shopping center developer, Paran Management Company, providing marketing and leasing for 12 retail shopping centers with over 1.5 million sq. ft. of leasable space. Mr. Davidson created personal rapport with existing and prospective tenants, resulting in leasing over 25,000 sq. ft. that had been vacant for over 5 years. Leases were negotiated with tenants and attorneys. During his tenure at Paran Management he successfully leased in excess of 60,000 sq. ft. with over 25 tenants with a gross value of over $2.75MM within a 12-month period. Initiated and maintained relationships with economic development offices, national / regional tenant representatives and commercial brokerage community.
Mr. Davidson served as Vice President and General Manager for E.B. Brown Opticians, a 42-store optical chain with annual sales exceeding $15 million. As vice president, Mr. Davidson managed and supervised more than 200 sales associates, regional managers, store managers, human resources, manufacturing and administrative personnel. His numerous accomplishments with E.B. Brown include structuring a new sales incentive program that resulted in 6% successive annual sales increases. Additionally, he identified new store locations and executed the planning, design, construction and merchandising of over 30 new and existing stores.
Since forming MD Realty Services and Winwood Properties Mr. Davidson has led the physical transformation of properties under management. Under his leadership, over $10,000,000 in capital improvements were undertaken resulting in increased occupancy and value of the properties.

Kimberly Calogar, Leasing Manager
Ms. Calogar has a passion for providing great living and working spaces for people as well as animals. From an early age Kim developed strong relationships with family, friends, co-workers, colleagues and of course all their pets. Growing up in the heart of Cleveland’s culturally rich Mexican community in the Denison Ave neighborhood, Kim has a comprehensive understanding and unique insight into what renters, home owners and business owners need in their real estate requirements.
As a graduate of Baldwin Wallace College with a degree in Biology and a Masters Degree from Case Western Reserve University, Kim has a passion for all things living! With over fifteen years experience in the veterinary medicine world Kim has expanded her horizons to work with people as well as pets.
As a licensed Ohio Realtor Kim’s knowledge, abilities and credentials have been an asset to the management, leasing and sales of apartment communities, commercial and residential properties. Kim is also involved in marketing, advertising, market analysis, client relations, sustainability and creativity.

Katelyn Phillips, Office Manager
Ms. Phillips possesses the unique quality of working well with numbers as well as people. Growing up, Katelyn was always numbers oriented and became a multi-tasker before the concept reached mainstream.
A Northeast Ohio native, Katelyn grew up in North Royalton and is a graduate of North Royalton High School. As an avid swimmer, she participated on the first organized swim team for her school and went on to receive recognition for excellence. Katelyn also participated on a rowing team that took her to “The Head of the Charles Regatta” in Boston.
Katelyn calls Lakewood home and loves the city for all the amenities it has to offer especially being able to walk to anything and everything and the majestic Lake Erie. Being a lifelong native, Katelyn plans to remain in Northeast Ohio as her family, dear friends and growth opportunities are all right here!
Katelyn is pursuing her bachelor’s degree in Accounting while simultaneously working towards becoming a licensed real estate agent. She has developed accounting and exemplary people skills through her varied work experiences at The Cleveland Clinic, NorthStar Title and Caribou Coffee.
Katelyn is the office manager at Winwood Properties and handles the day to day activities including tenant relations, client relations, accounts payable, accounts receivable, leasing administration, interacting with maintenance staff, interacting with leasing staff, and manages to keep smiling all day every day!
During her spare time Katelyn is studying for school, enjoys working out and spending time with her loved ones, including her two favorite cats Luna and Penny.

Since early in Jeff’s career he has been essential to the vitality and driving force that has created success throughout his endeavors. Jeff entered the United States Air Force in 1983, served as Master Sergeant, is a Desert Storm Veteran and was honorably discharged in 1995. From there he ran the labor force for Kenyon Construction performing build outs for national retailers such as Linens–N–Things, Toys–R–Us, Wal–Mart and Harbor Freight Tools. He continued to perform his carpentry and mechanical skills through operating his own business, Mackey Remodeling. From there, Jeff took his wife and daughter to Hawaii, where they managed a group home for troubled teenage girls called Catholic Charities Hawaii.
Jeff joined the Winwood Properties team in March of 2007 and oversees maintenance and operations. His day to day 1st priority is to make sure that all resident service requests are fulfilled whether it is a leaky faucet or re–caulking a tub. He meticulously maintains each building daily, keeping a safe environment in hallways, laundry and all common areas along with all grounds keeping. Jeff’s performances for the team also include plumbing, electrical, woodworking, painting, roofing, drywall repairs, flooring installation and changing locks. He is also part of the team that is available 24/7 for emergency maintenance calls. Jeff’s professionalism to all calls of duty is a standard set and maintained through Winwood Properties.
